Can I occupy my own property?

Your vacation home is always yours. Feel free to reserve it for personal use anytime, as long as you honor any existing guest reservations. There are no restrictions on how often or how long you can stay.

What if a guest damages my property?

Damages are rare, occurring in only 1 out of every 5,000 reservations. We prioritize guest screening to avoid potential issues. However, if an incident occurs, you'll be alerted immediately. We will contact the guest to resolve the issue, and if necessary, file claims through platforms like Airbnb's AirCover.

Cai-Zen proudly serves the Los Angeles area and its popular vacation rental spots, including but not limited to Downtown LA, Hollywood, Santa Monica, Venice Beach, West Hollywood, and Beverly Hills. We also extend our services to nearby areas like Anaheim, Newport Beach, Laguna Beach, and Huntington Beach in Orange County. Additionally, we cover popular destinations such as San Diego, Santa Barbara, and Joshua Tree. How does Cai-Zen determine pricing for my property?

We use advanced AI technology to dynamically adjust your property’s pricing based on market trends, local events, seasonality, and guest feedback. This ensures optimal occupancy rates and maximum revenue.

How do we cancel?

We invest time and resources into optimizing your property and listing. Therefore, we kindly ask for a minimum commitment of 3 months. After this period, you may cancel at any time, allowing us to honor any remaining reservations.

Pricing

How does Cai-Zen charge for property management services?

At Cai-Zen, we charge a straightforward 15% of your rental revenue, excluding cleaning fees. This means our fee is based solely on the income generated from guest bookings, ensuring you keep more of your earnings

Are there any hidden fees?

No, we pride ourselves on transparency. Our management fee is straightforward, and we provide detailed invoices for all services and purchases. We go to bat for you, comparing prices to get you the best deals available. Plus, we don't charge any extra service fees on top of what you pay the vendors, ensuring you only pay for what you need.

What is the Cai-Zen Loyalty Program?

The Cai-Zen Loyalty Program is our way of rewarding our valued property owners for their continued partnership. The longer you stay with us, the lower your management fee becomes. You'll also receive extra perks, cash, and discounts that enhance the value of our services over time.

How do I join the Cai-Zen Loyalty Program?

Joining our loyalty program is automatic. Once you start using our property management services, you are immediately enrolled in the program and can start earning rewards.

How does the Happiness Guarantee work?

If you’re not happy within the first 3 months, you can cancel and receive a full refund of the management fees incurred during that period. To be eligible, you must be in compliance with the Cai-Zen Vacation Rental Management Agreement when you make your request.
